BBF fosters sustainability with innovative large-scale projects

With a focus on building a greener future for all, BBF raises the bar in real estate development with innovative large-scale projects that contribute to Cyprus’s economic growth and attract global investment interest. Boasting a rich portfolio that already spans over 150 residential and commercial projects in Cyprus and Greece, the company continues to invest in creating sustainable living environments and even higher returns for its clients.

In this light, BBF is currently developing two landmark mixed-use projects in Cyprus – namely, the redevelopment of the KEAN coastal area in Limassol, and the ambitious Land of Tomorrow project on the Larnaka-Dhekelia coastline.

Mr. Andreas Siamtanis, Development Director at BBF, states:

“These large-scale projects focus primarily on urban green development and represent a holistic proposal for high-quality, sustainable modern living and working – while contributing to the regeneration of the wider areas in Larnaka and Limassol respectively. The inclusion of wide green open spaces and accessible open-air plazas create a safe environment for social interaction, as seen with similar projects in other major European countries.
The creation of these green urban zones, in line with the latest trends and practices in sustainable design, aims to provide unique experiences – at the same time making a positive impact on property values for investors.”

A new era for the historic KEAN site in Limassol

The large-scale investment on the KEAN area encompasses the creation of a “green lung” on Limassol’s coast and will attract interest from investors around the world. With its unique architectural design, according to the highest standards of sustainable urban development, this project is set to become a city landmark and reflects BBF's commitment to fostering thriving, environmentally-friendly communities.

The plot of Cyprus’s historic KEAN factory is situated on a prime location on the coastal front of Limassol – within the urban and touristic heart of the city – and covers a total area of approximately 46,000 square meters. With respect to its history and its emblematic character, redevelopment plans include the construction of world-class residential and commercial facilities that redefine the way people live, work and play.

The project consists of luxury apartments with unobstructed sea views, cutting-edge office and commercial spaces, and a state-of-the-art 3,000-square-meter multi-purpose building.

Over 3,500 square meters of public green spaces will be created in the surrounding area, as well as a private square of approximately 5,000 square meters with public access.

A green linear park will seamlessly connect all facilities with the open-air squares, shaping inner and outer green paths which not only facilitate movement but also create a new and diverse urban center – a highly attractive example of green transition.

Land of Tomorrow – a bridge between Larnaka and the future

Land of Tomorrow is a transformative development project that will revitalize Larnaka's coastline, turning a formerly industrial area along Dhekelia Road into a sustainable and eco-friendly beachfront community. With a focus on environmental and urban regeneration, Land of Tomorrow will serve as a beacon of progress for Cyprus, blending innovative infrastructure with nature-focused development.

At the heart of this visionary project is a masterplan designed by renowned architects Foster + Partners that seamlessly combines residential, commercial, and recreational spaces. The development will comprise a mix of modern living spaces, shopping streets, and dining options – offering a dynamic, connected lifestyle for residents and visitors alike. Key features include a luxurious 5-star resort hotel, conference centers, private offices, co-working spaces, and event venues.

As Mr. Andreas Lefkaritis, Project Head of Larnaka Land of Tomorrow, explains:

“Our vision is for this project to become the legacy of the Lefkaritis family for the city of Larnaka and the generations to come.”

Sustainability is a key priority of this project. To that end, it will feature ecologically enhanced beachfronts, green open spaces, and cultural amenities – as well as a new pine forest with over 20,000 trees. The aim is to restore the local ecosystem and create a green haven for residents and visitors, setting new standards of eco-friendly development in the region.

The first phase of the Land of Tomorrow project will begin with a beachfront residential complex comprising four buildings and over 32,000 square meters of living space. Residents will have access to a wide range of facilities including pools, gyms, and kids' playgrounds, inside a vibrant and inclusive living environment. The design phase has already commenced, with construction scheduled to begin by the last quarter of 2025. Pre-sales are expected to open in October 2024.

Artem Burtsev, Regional Director at BBF, comments:

“Land of Tomorrow is a unique project that will attract global clients and create a distinctive community and lifestyle for Larnaka.”

The Land of Tomorrow project is more than just a development – it is a step toward a sustainable future for Larnaka and a significant contribution to Cyprus’s growth and prosperity.
